Realtor Resources & Title Services

When Time Is Money: Close in 5 Days.

For Springfield’s most ambitious real estate professionals, speed isn’t a luxury. It’s a competitive edge. Whether your buyer needs to close before their job starts, your seller needs liquidity fast, or you’ve got an investor who won’t wait, City Title is the partner who makes the impossible happen.

5-Day Cash Closings: The Competitive Weapon You Need

While other title companies are still ordering searches, City Title is moving money and closing files.

How we do it:

  • Pre-closing document preparation starts immediately upon contract
  • Parallel processing: searches, title review, and clearance work simultaneously
  • Closing coordinators assigned to your file (not a rotating staff)
  • Flexible signing options: in-person, remote notary, or expedited courier
  • Direct lender coordination to eliminate delays

Real-world impact for you:

  • Cash buyer needs to close before Friday? Done.
  • Investor portfolio turnover? We handle it.
  • Bridge financing pressure? We’re your safety valve.
  • Compressed timeline? We’ve closed these in 4 days.

City Title doesn’t just meet aggressive timelines, we set them and beat them.

Your Dedicated Title Professional: No Handoffs, No Surprises

When you call City Title, you don’t get an automated queue or a rotating “available agent.” You get the same expert who knows every detail of your deal.

What this means:

  • One point of contact from contract to close (and beyond)
  • Your professional knows your market, your lenders, your preferred terms
  • Updates come from someone who understands what matters to you
  • When issues arise, you talk to the person solving them—not someone reading notes

This is white-glove service that saves you time and stress. Top-producing teams didn’t reach their volume by working with title companies that treat them like transaction numbers. They work with City Title.

THE CITY TITLE DIFFERENCE: SPEED + EXPERTISE + PERSONAL SERVICE

Why Realtors Choose City Title:

  • Average Cash Closing: 5 days with City Title (compared to 30 days at a typical title company).

  • Your Point of Contact: A dedicated professional assigned to your file, rather than a rotating staff.

  • Local Clark County Experience: 1,000+ deals completed locally, compared to regional or national focus.

  • Issue Resolution: Handled on a case by case basis promptly, rather than stretching out for weeks.

  • Title Search Timeline: Consistently delivered in 5 to 7 days (matching standard 5-7 day timelines).

  • Service Model: Built on a partner approach, rather than being purely transaction-based.

CRITICAL OHIO CONTRACT & CLOSING GUIDELINES

Keep your transactions running smoothly. Here are four rules that separate smooth closings from disasters:

1. Collect Seller SSNs at the Listing Appointment—Not Week-Before-Closing

Don’t wait. Get your seller’s Social Security number on Day One. We need it to request official payoff quotes from their mortgage lender.

No SSN = No payoff quote = Delayed closing = Frustrated client = Damaged reputation.

Pro tip: Add it to your listing checklist. Make it as routine as getting their phone number.

2. Ohio Dower Rights: The Spouse Must Attend Closing—Even If They’re Not on the Deed

This is the #1 reason closings get delayed in Ohio. And it’s 100% preventable.

The law: Under Ohio law, a spouse holds dower rights in real property. If your buyer OR seller is married (even if the spouse isn’t on the loan or purchase contract), they MUST attend closing to sign documents releasing their dower interest.

The reality: A missing spouse can delay closing by days. Flag this early with your sellers and buyers. Make it clear: both spouses attend, or the closing doesn’t happen.

If they can’t attend: Talk to us about power of attorney solutions, but plan ahead.

3. Know the Rules on “Good Funds” at Closing

Lenders and title companies are bound by this rule.

Certified Funds Required: Wire transfer, cashier’s check, or money order for anything over $1,000 OR any amount owed by a seller at closing.

Why? This protects your clients from bounced checks and ensures clear title transfer. It’s non-negotiable.

4. FHA/VA Buyers: Get the Termite Report Early (and in Original Form)

If your buyers are using FHA or VA financing, the lender requires an original termite inspection report less than 90 days old at closing.

Common mistakes:

  • Electronic copies (not accepted)
  • Outdated reports (not accepted)
  • Ordering it 3 days before closing (too late)

What to do: Order the termite inspection early and confirm the original is in the file. This isn’t optional, it delays Clear to Close.

FREQUENTLY ASKED QUESTIONS FROM REAL ESTATE AGENTS

My buyer or seller is married, but the spouse isn't on the loan or deed. Do they need to attend closing?

Yes. Ohio law gives a spouse dower rights in real property. The non-titled spouse must sign the deed or mortgage to properly release their dower interest. (This is non-negotiable but absolutely standard. Flag it early so there are no surprises.)

How do I get my buyer's lender to close with City Title?

Have your buyer and their loan officer email or fax the order directly to us. As the paying party in most transactions, they have the right to choose the title company. We’ll coordinate seamlessly with their lender from day one.

Can a seller write a personal check if they owe a small amount at closing?

No. Certified funds are required for any amount owed by a seller at closing. It’s how we ensure clear title transfer and protect everyone involved.

What happens if a title issue pops up close to closing?

We catch and communicate early, but issues do surface. When they do, our team works fast to resolve them. We’ve handled boundary disputes, easement issues with days to spare. We know who to call and how to move through Clark County’s system faster than anyone else.

How quickly can you turn around a title search?

Most searches are completed within 5 to 7 days. If we spot any issues, we notify you immediately so you can plan next steps, not scramble at the last minute. For cash closings, we can often accelerate this timeline even further.

What makes City Title different from national title companies?

We’re local. We’re invested in your success. You get the same professional every time, not a rotating staff. You get deep Clark County expertise. And you get speed. We close urgent deals that other companies can’t handle. We’re not a call center. We’re your partner.
